1)     What is the typical length of lease?

Most of our leases are for one year or longer but depending upon the time of year and your needs we can often accommodate even a 5 or 6 month lease.

2)     Are pets accepted?

Most of our owners accept pets with additional deposits. Due to insurance costs and limitations, we do NOT allow the following types of dogs in any of our properties:

1. Pit Bulls,
2. Rottweilers
3. Chow Chows
4. Doberman Pinchers
5. German Shepherds
6. American Stafforshire Terriers
7. Wild dogs such as coyotes, wolves, and dingos
8. Any dog that has any of the above breeds in their lineage.

3)     How long will it take to process my application?

It can take as little as 2 days to many more. We verify employment, rental history, and credit. If you are starting a new position it will help speed your application along if you furnish us a copy of your employment offer letter.

4)     How can you help to make it easier to process the application?

Make sure the application is complete. (includes the following: your COMPLETE address with city, state and zip code, daytime telephone number for your landlord, copies of payroll check stubs or letter of commitment for a new job.) The fastest way for us to receive your application is for you to fax it to us.  Please note that receipt of faxed applications will not be acknowledged.

5)     What if you have special circumstances you need to communicate to us?

Please put your information in writing with your application. Verbal communication about special circumstances will not be considered. Bad credit, bad rental references or no rental references will probably result in a rejected application.

6)     Do you paint walls and clean carpet in every property once it is vacant?

We want our houses to be clean and to generally look freshly painted. However, our properties are not painted between every renter. If you view a property where you would like to have specific things done please be sure to include those in your lease offer. Do not make any assumptions of the work being done. Do not rely on just "telling" someone.

7)     Who is responsible for the utilities?

The renter is pays for all utilities.

8)     How much is the security deposit?

The minimum security deposit is the equivalent of one month's rent. Deposits for pets can be up to one half of one month's rent.

9)     What moneys will need to be paid before moving in?

One month of rent, the security deposit, deposit for pet and any short term lease fees will all have to be paid in certified or cleared funds prior to you receiving keys for the property.
